Designed to make the most of the property's outstanding views of the Scottish Borders, The House in the Hill blends a luxury experience with the kind of calm and peace that is only found in the Scottish countryside. The rooftop terrace provides a unique view of the surrounding vistas, and the wood-burning hot-tub is perfect for gazing upon the dark skies above, and sometimes, when the conditions are right, the Northern Lights!

Inside, you'll find everything you need for a secluded break. The House in the Hill sleeps up to 4 (plus up to 2 infants) between 2 bedrooms, one a double and one that can be configured as either a second double or a twin. There are two bathrooms, with the master en-suite featuring a free-standing bath, perfect for unwinding after a long day walking in the hills or along Dere Street, the Roman road just yards from the property.

The kitchen allows guests to cook from scratch (with the basics such as oil, salt & pepper etc. provided), and our welcome hamper includes products from a number of local businesses that are used and loved by Peter and Vicki Hedley, the owners of The House in the Hill. The open plan living area benefits from a ceiling-hung log burner, creating a cosy, welcoming space for guests to relax and watch the changing weather outside. As well as the hot-tub and the rooftop terrace, there is also a BBQ outside, with a local butcher's BBQ pack available to add to your booking.

The House in the Hill has been meticulously designed with sustainability in mind and is completely 'off-grid', relying solely on a combination of solar and ground sources for its power and heat, and a newly formed borehole for its natural spring water. There is an EV charger available to guests when energy supply allows and a drying room/secure store on site, perfect for keeping outdoor gear in great condition and ready for your next adventure in the Scottish Borders.
