Nestled in the heart of the Tweed Valley near Peebles, Kailzie Estate is a timeless sanctuary where nature, heritage and hospitality come together. Just a mile east of Peebles, it invites visitors to escape the everyday, explore its living landscape and enjoy moments that linger long after their visit. Every corner tells a story, from historic woodlands and flowing rivers to gardens, cottages and adventures that bring people closer to nature.

Kailzie’s story stretches back to the 13th century, when the lands were first recorded as Hopkailzie and Hopkeiloc. Over the centuries, families including the Tweedies, the Earls of Traquair and the Burnetts shaped the land, leaving traces still visible today in the parklands and trees they planted. In the early 1800s, Glasgow merchant Robert Nutter Campbell brought new vision to Kailzie, creating the walled garden and courtyard.

Nearby the 17th-century dovecot and the magnificent Kailzie Larch planted in 1725 and one of Scotland’s oldest surviving European larches, stand as living links to centuries past, blending heritage and nature in quiet harmony.

At the heart of the Estate lie the celebrated gardens, a tapestry of colour and calm shaped by centuries of care. Wander through the historic walled garden, admire the elegant Mackenzie and Moncur glasshouses and stroll beneath the famous Kailzie Laburnum Arch, glowing with golden blooms each spring. Beyond the walls, woodland and riverside walks reveal champion trees and quiet corners alive with birdsong. The flower-filled Courtyard Café serves freshly prepared dishes inspired by garden produce, offering a place to pause, savour and unwind.

Tucked within the Estate’s peaceful grounds, Kailzie Cottages offer a restorative escape for those seeking comfort and connection with nature. Each cottage combines traditional stonework with modern touches, featuring warm interiors, garden views and thoughtful details that reflect the calm rhythm of the countryside. Perfect for romantic weekends, family breaks or quiet retreats, they offer time to rest, reflect and enjoy the beauty that surrounds them.

Spacious and welcoming, Kailzie Big Lodge provides a base for adventure and shared experiences. Sleeping up to 27 guests, it blends homely comfort with practicality, featuring generous living areas, a drying room, secure bike storage and washing stations. Ideal for walking or cycling groups exploring Glentress, Innerleithen and the Tweed Valley trails, it’s a place where friends and families can gather, recharge and make memories together.

Kailzie Fishery offers both stillwater and river fishing for trout and salmon in the beauty of the Tweed Valley. Its tranquil setting invites beginners, families and seasoned anglers to cast a line, share stories and enjoy the simple rhythm of time by the water. Equipment hire and ghillie support are available, making every visit welcoming and rewarding.
